5 Apps That Make #LandlordLife Easier

#1 CamScanner

Have you ever needed to sign and scan a document to send to someone but you didn’t have a scanner? So you had to go to the library, Kinkos, Office Depot or some place similar and pay to scan and send it? Isn’t that a pain? Well, with the CamScanner app, you never have to do that again. With this app all you have to do is take a photo of the document with your phone and it turns it into a pdf! Not only does it turn it into a pdf, but it actually looks like a scanned document. Pretty cool, right? You have to try it to see what I mean!

#2 Handy

I’ve been using Handy for years. It’s like the Uber of cleaning services. PRO TIP: When you go to the Handy site to book a cleaning, the only option is to book a recurring monthly service. If you’re like me- you really don’t need the recurring service, you might just want a one time cleaning to prep your rental for your next tenant. To get around the “recurring service requirement”, just download the app and book your service through the app instead of the webiste. That’s the only way to see the One Time Cleaning option.

The other really cool thing about Handy is that they do more than just cleaning services. You can get furniture assembly, painting, moving help, home renovation services and more.

#3 Lawn Guru

I remember when we got our first rental and tried coordinating with lawn companies to cut the grass, remove leaves or shovel snow and it would always be so much back and forth. Calling different companies, getting a quote, hiring someone, making sure it’s on our calendar, calling to see if they actually arrived, figuring out how to pay them, etc. Then we found out about lawn service apps and our lives were forever changed!

I’ve tried several lawn service apps but Lawn Guru is by far my favorite! I love that you can schedule and track everything in the app. They even tell you when your lawn pro is on the way and you can see how far away they are as they make their way to your place. My favorite part is the fact that they send photos of the yard when they are done so you can approve it before paying through the app. It is also super easy to get a quote + the pricing is pretty affordable! If you are self managing your rental property and hiring someone to do lawn maintenance has been a headache, try Lawn Guru!

#4 and #5 Venmo and CashApp

You probably already have these apps on your phone, but maybe you haven’t considered them for collecting rent. I always recommend setting up leases and receiving rental payments with Avail, but I will basically accept rent in ANY form that does not require me to physically be present to get it. I am not going to meet a tenant anywhere or go knock on their door and chase them down. Electronic payments are the way! So if a tenant wants to pay with Cash App, Venmo, Paypal, etc., that’s fine with me as long as it’s paid on time and in full. Especially for our Travel Nurse tenants, since they only stay for 3 months, we don’t set them up in Avail, we just have them sign a lease and let them pay through Venmo or Cash App. #easy
